The leaseback-cashback contract is based on this: we would become your tenants and pay you the rent for your property, even when the building is not ready to rent!

Yes, you read that correctly. 

We would pay you the rent upfront and that would make your initial investment smaller. Let’s explain this on the example of a studio apartment that has a value of 89.100€

The guaranteed rental income that we offer, which will be paid upfront is 3% of the value of the real estate. 

3% x 89.100€ = 2.673€ yearly. Since we are giving you the rental income upfront, this is the amount that we would lower down from the initial investment per year. These contracts can be signed for a period from 3 to 10 years. If you want to sign it for 3 years this is how it would look like:
3 years x 2.673€ (yearly income) = 8.019€ (rents paid in advance) 

The total to pay for the apartment is 89.100€ (cash price) – 8.019€ (income for 3 years) = 81.081€ 

If you decide to sign this contract for 10 years the price would be  89.100€ – 26.730€ = 62.370€. We will become your tenants for the next 10 years, from the moment we sign the contract. 

 

The best part is that we offer these contracts for all of our units. If you decide to get this contract now, in the pre-construction phase for 3 years, we would use your apartment only when it is ready to move in, so it won’t be used for a full 3 years.
